How much does it cost to build a custom home on the Gold Coast / Brisbane?

Every custom home is different, and the final cost will depend on factors such as the size and complexity of the design, site conditions, materials, finishes and level of specification. We provide detailed, transparent pricing so you have a clear understanding of costs before construction begins.

Do you offer fixed-price and cost-plus contracts?

Yes. We offer both fixed-price and cost-plus contracts depending on the project and your preference.

A fixed-price contract provides greater certainty from the outset, with the agreed scope and construction price established before building begins. This is generally the preferred option for clients who want greater confidence around their overall budget.

A cost-plus contract can provide greater flexibility, particularly for highly customised or complex projects where the full scope may evolve during construction. Rather than working to a predetermined fixed price, the actual cost of the work is charged along with an agreed builder’s margin.

We’ll explain both options clearly and help you determine which contract structure is best suited to your project, budget and level of flexibility.

Can you help with the design, or do I need my own plans?

You don't need to have completed plans before contacting us. We can work with you from the early stages and coordinate with building designers, architects, engineers and other consultants to help develop your project from concept through to construction.

Already have plans? We're equally happy to review your documentation and discuss bringing your project to life.

How long does the building process take?

Every project is different. The overall timeframe depends on the design, approvals, site conditions, complexity and level of finish. Before construction begins, we'll provide a clear building program and keep you informed throughout the project with regular progress updates and scheduled site meetings.

Are you licensed and insured?

Yes. Mode Builders is a licensed Queensland builder and maintains the required insurances for the work we undertake. QBCC Licence No. 15528081.
